What moves the price
- Type and size. More people means a bigger unit. In-ground and custom concrete builds sit at the top of the range.
- Your ground. Shallow limestone, common west of I-35, can require rock excavation. Expansive clay to the east affects anchoring and drainage.
- Your slab. In-garage and above-ground units anchor to concrete. Post-tension slabs need extra care before any cutting or drilling.
- Access. Equipment access to the backyard, gates, fences and utilities all matter for in-ground installs.
- Options. Wheelchair access, lighting, power, ventilation upgrades, benches and finish work.
- Permits. Many cities require a permit and inspection. Ask whether the quote includes it.
Ways to save
- Add a safe room during new construction or a remodel, when walls and slab are already being built.
- Ask your city or county emergency management office whether a safe room rebate program is open; some Texas communities have offered them at times.
- Get more than one quote and compare the same model and options.
